How is my home's value determined?
From recent comparable sales, the listings you would compete with today, current buyer activity in your neighborhood, your home's condition and location, and the direction of the market. You receive a supported range with the evidence behind it, not a single number chosen to win the listing.
What does it cost to sell with Pure Equity Realty?
Nothing up front. Our listing fee is paid at closing, from the sale, and it is spelled out on the first page of the listing agreement. Fee options depend on the plan you choose and are shown with exact numbers in your net sheet. All commissions are negotiable.
Do you offer a lower-cost option?
Yes. Owners who want to run their own showings and negotiation can use our flat-fee MLS listing instead of this full-service plan. Some full-service sellers also qualify for a reduced listing fee, most often when they buy their next home with us. Every option still includes professional photography and a full written description; we never trade the marketing for the fee.
Is buyer-broker compensation included?
No. Whether to offer compensation to a buyer's agent, and how much, is your decision. We show you how each choice affects buyer traffic and your net proceeds, and it is listed separately on your net sheet and in the listing agreement.
How quickly can my home be listed?
Typically 7 to 10 days from our first meeting. Pricing review, preparation list, photography and the written description all happen before the listing goes live, because the first two weeks on market matter most. If you need faster, say so and we compress the plan.
Do I need to make repairs first?
Usually fewer than you think. The pre-listing walkthrough sorts repairs into worth it, optional, and skip, based on what buyers in your neighborhood actually pay for. Most sellers do a short list of high-return items and leave the rest to disclosure.
What happens if the home does not sell right away?
You will know why before it becomes a problem. Showing feedback, competing-listing changes and online activity are reviewed with you at day 14 and day 21. If the evidence says price, we discuss it then, on the schedule agreed at listing, not after months of silence.
How often will I hear from you?
Showing feedback the same day. A written report every week with activity, feedback, marketing completed, competing listings, recommended actions and next week's priorities. Offers the moment they arrive, each with a net sheet.
How are showings handled?
Through the MLS showing service with your approval rules, lockbox or accompanied as you prefer, confirmed by text. Every showing gets a follow-up call to the buyer's agent for feedback, which appears in your weekly report.
Can I sell and buy another home at the same time?
Yes, and it is one of the most common situations we manage. Your plan includes a timeline that lines up your sale, your purchase, financing and move dates, and explains options such as sale contingencies and rent-backs.
Am I locked into a long contract?
No. You can cancel your listing agreement at any time, for any reason, with no fee. We would rather earn your business every week than hold you to a term.
How much will I net after the sale?
Your seller net sheet estimates the selling price, mortgage payoff, listing fee, any buyer-broker compensation you choose to offer, title and closing costs, taxes and prorations, and the estimated proceeds. It is the first page of your plan, because what matters is what you keep.
