The flat fee and Full Service columns describe Pure Equity Realty's published packages (flatfeemlssells.com, pricing current as of May 2026). Commission in Florida is negotiable and is not set by law, by any MLS or by any association; the traditional column describes a structure, not a rate. Our own entry-only packages are $99 and $295 with no closing fee, for owners who prefer to run the sale themselves.

One percent of what? Pricing decides the number.

The 1% is a share of the sale price, so the pricing review matters more than the fee. You get a recommended range from the CMA, with the evidence behind it. Then you choose the path.

What does the 1% Full Service listing cost, exactly?
$395 when you sign, and 1% of the sale price at closing, paid from the sale. Both figures are published and both appear in the listing agreement. There is no separate closing fee.
What is included?
A comparative market analysis and pricing review, showing coordination, offer review and negotiation, full contract preparation, and a licensed agent managing the sale from listing to closing. Your listing goes on the local MLS, entered by a licensed Florida broker, with the Florida disclosure forms and price updates included.
What is not included?
Anything you decide to offer a buyer's agent, which is separate and your decision, and the usual seller costs at closing: documentary stamps on the deed, title and closing charges, your mortgage payoff, and any association estoppel. Your net sheet lists each one.
Is buyer-broker compensation part of the 1%?
No. Since 2024 it is negotiated deal by deal, and whether you offer it, and how much, is your call. We show you how each choice affects buyer traffic and your net, and it is listed separately on the net sheet and in the listing agreement.
What about photography and marketing extras?
The package is priced for pricing, showings, negotiation and contract. Tell us what the property needs and we quote photography or any extra separately, in writing, before you sign, so the $395 + 1% never changes after the fact.
How fast can it be live?
The listing agreement is signed by DocuSign, and a licensed Florida broker enters the listing on your local MLS within 24 hours of a complete file: signed agreement, disclosures, price and photos.
Can I start with a flat fee package and upgrade?
Yes. Our $99 Basic and $295 Premium packages upgrade to Full Service at any time with the same broker and no restart of your listing.
Which MLS will my home be on?
The board that covers your county: BeachesMLS for Palm Beach, Broward and St. Lucie, MIAMI REALTORS MLS for Miami-Dade and Monroe, Stellar MLS for Central Florida and Tampa Bay, and the Northeast, Southwest and Space Coast boards elsewhere. All 67 Florida counties are covered.
Do I still decide the price?
Yes. You get a comparative market analysis and a recommended range with the evidence behind it, and the decision is yours. Price updates are included, so adjusting later costs nothing extra.
What if it does not sell?
The 1% is only paid at closing, so if the home does not sell it is never owed. The $395 covers the work done up front.
How much will I net?
Your estimated net sheet shows the sale price, the $395 and the 1%, any buyer-broker compensation you choose to offer, your payoff, title and closing costs, taxes and prorations, and the estimated proceeds. It is the first page of your plan, because what matters is what you keep.
