An algorithm does not know you replaced the roof two years ago, or that the lot behind you backs onto a six-lane road. It cannot tell a full renovation from a kitchen last touched in 1998. On a Palm Beach County condo it usually cannot see whether the building has an open special assessment, which can move the real number by tens of thousands.

That gap matters in exactly the two situations where you care. Price too high and the listing sits, then you cut anyway from a weaker position. Price too low and you hand the difference to your buyer.
