Why not just use an online estimate?

Automated valuation tools are a fair starting point, and we look at them too. They work from public records and past sales, which means they can only guess at everything behind your front door.

An algorithm does not know you replaced the roof two years ago, or that the lot behind you backs onto a six-lane road. It cannot tell a full renovation from a kitchen last touched in 1998. On a Palm Beach County condo it usually cannot see whether the building has an open special assessment, which can move the real number by tens of thousands.

That gap matters in exactly the two situations where you care. Price too high and the listing sits, then you cut anyway from a weaker position. Price too low and you hand the difference to your buyer.

So we start with the data, then have someone who actually sells here look at it before it reaches you.

Is this really free?

How long does it take?
Usually within 24 hours. Unusual homes take a little longer, because acreage, teardowns and buildings with unresolved assessments need a proper look rather than a quick one.
Will I get called every week?
No. You get your valuation and one follow-up. Tell us you are only curious and we will note it and leave you be.
What if I am not selling for another two years?
Ask anyway. Knowing your number early is how most people decide whether to renovate, refinance, or simply wait.
Do you need to come inside?
