Pricing strategy
A flat fee listing hands pricing to you. Price updates are included, so treat the list price as a decision you can revisit on a schedule rather than a bet you have to get right once.
Test the upper end of the market with a review date set in advance.
Rule: decide on day one what you will do at day 14 if showings are thin. Updates are free.
Position at what nearby sales support, to draw the most buyers in the first two weeks.
Rule: study the last six months of nearby closings, not asking prices. Ask us for a free valuation if you want a second read.
Price slightly under nearby sales to create early activity and competition.
Rule: set an offer deadline in the listing remarks, and compare every offer on the net to you, not the headline price.
Basic and Premium carry no percentage and no fixed fee at closing. That is printed on the package page and in the listing agreement you sign.
